Terms and Conditions

These terms apply when you use Louai.ca: browsing listings, booking a visit, applying for a unit or using your account. By ticking the box on a booking or application form, you accept them.

Who we are
Louai.ca ("Louai", "we") is a rental service in Montréal. We list apartments on behalf of their owners, arrange visits, and prepare rental applications for the owner to review.
We are not the landlord. The owner of each building decides who rents the unit, and the lease is between you and that owner.

Cost
Louai charges renters nothing: browsing, visiting and applying are free. Any rent owed under a lease is paid to the owner, not to us.

Your account
Booking a visit or applying with your email address creates an account for you. You sign in with a link sent to that address, so anyone with access to your inbox can sign in as you. Keep it secure and tell us if you think someone else has used your account.
The information you give us must be true and about you. You can delete your account at any time from its settings page.

Listings
We describe each unit as accurately as we can, with its photos, tour, video and details. Availability and prices can change before a lease is signed. Hydro estimates and travel times to nearby places are estimates, not guarantees. What is written in the signed lease is what applies.

Visits
A visit request is confirmed only once we approve it. We may contact you by email or text message about it, including on the day of the visit.
If you can't come, cancel or reschedule from your confirmation or your account so the time can go to someone else. We may decline visit requests, for example when a unit is no longer available.
During a visit, respect the building, its residents and the person showing the unit.

Applications
Applying does not reserve a unit and does not guarantee a lease. We may ask for more information, a guarantor or documents, and the owner makes the final decision.
The full application and credit check are completed with Carousel, a separate screening service with its own terms; Louai pays for it. Leases are signed electronically inside Louai.

Messages from us
We send emails and text messages about your visits, applications and account. You can change which notifications you receive in your account settings. Reply STOP to any text message to stop receiving them.

Privacy Policy
When you book a visit, apply, or support someone's application as a guarantor or co-applicant, Louai.ca collects the information you enter: your contact details, move-in dates, and the income, credit and savings ranges on the form.
We use this information to coordinate your visit, assess the application and follow up with you. We keep it only as long as needed for that purpose. We never sell it and do not share it with third parties.
Booking or applying with your email address creates an account so you can review and manage your bookings and applications.
The full application and credit check are completed directly with Carousel, a third-party screening service, where you enter your information yourself. Louai receives the results (identity, credit, legal and background checks) to review your application and share a summary with the owner.
You can ask us to correct or delete your information at any time through the contact page.

Using the site
Don't book visits or apply for someone without their permission, give false information, copy listings, photos or data in bulk, or interfere with how the site works. We may close accounts or cancel bookings that break these rules.
The photos, videos, tours and text on Louai.ca belong to Louai or the building owners. You may view and share links to them for your own apartment search.

Responsibility
We work to keep Louai.ca available and accurate, but it may sometimes be unavailable or contain errors. We are not responsible for the owner's decisions, for the condition of a unit, or for services run by others, such as Carousel. Nothing in these terms limits rights that the law gives you and that cannot be waived.

Changes
We may update these terms. The date at the top shows the latest version. If a change affects you, we will ask you to accept the new version the next time you book or apply.

Governing law and language
These terms are governed by the laws of Québec. They are available in French and English; you chose the language you are reading.
