Does it cost anything to apply?
No. There is no application fee at any point in the process.
Do I have to pay a deposit?
We charge you nothing for our services. Money only changes hands when you sign a lease with the landlord, who will generally ask for the first month's rent — that is between you and them, and sits outside what we do.
Why do you take your own photos?
Rental photography has a trust problem — too many listings show renderings, flattering edits, or a “similar” unit rather than the one that is actually available at that price. We decided the fix was to do it ourselves. Every unit on Louai is photographed by our own team with one goal: what you see online is the exact apartment you would sign for.
Is everything on the site actually available?
Almost always, yes. Listings come straight from landlords’ live availability — the moment a unit is leased, it comes down. As long as landlords keep their inventory current, so are we, and we work with them to make sure they do. No stale listings, no bait.
How soon can I visit?
You pick the time on the unit's page, from the slots that are open. Most visits happen within a few days.
Can I see several apartments in one go?
Yes. Add other units to a visit you've already booked and we group them into one appointment where the addresses allow it.
What happens after I apply?
The landlord reads your file. Once it's approved you get a secure application link by email, and you can follow the whole thing from your account.
What if I'm not accepted right away?
You can add a guarantor or a co-applicant, and we send them a short form of their own. You can also send documents such as proof of funds or pay stubs. We then review the file again.
Do I need tenant insurance?
Yes — $2,000,000 in civil liability, from whichever insurer you like. You arrange it before you move in.
Do you work in French and English?
Both. Choose the language you want to be contacted in when you book, and switch the site with FR / EN at the top.
